ROLE PURPOSE

The Marketing Manager is responsible for owning and driving the marketing performance of all residential sales and leasing projects, from initial briefing through to full project launch and ongoing optimisation.

This role requires a commercially driven individual who can translate asset strategy into effective marketing execution, while taking full accountability for lead generation, conversion support, occupancy improvement, and brand positioning.

 

KEY RESPONSIBILITIES

  1. Project Launch Strategy & Execution
  • Lead end-to-end project launches:
    • Interpret briefs from Asset Management
    • Conduct market research & competitor analysis
    • Develop go-to-market strategies
    • Compile and manage marketing budgets
  • Drive implementation:
    • Brief and manage designers, agencies, and suppliers
    • Oversee artwork, messaging, and channel selection
    • Ensure alignment with target market and pricing strategy
  • Take ownership of:
    • Print media, digital campaigns, signage, and installations
    • Public launch execution and onsite activation
  1. Commercial Marketing Performance
  • Drive qualified lead generation and conversion improvement
  • Monitor and optimise:
    • Lead quality vs volume
    • Campaign performance
    • Channel effectiveness (P24, Private Property, social, etc.)
  • Partner with leasing teams to:
    • Improve lead-to-lease conversion
    • Reduce vacancy periods
    • Support pricing and positioning decisions
  1. Stakeholder Leadership & Decision-Making
  • Act as the central marketing authority across:
    • Asset Management
    • Leasing Teams
    • Sales Project Managers
  • Confidently challenge input and direction where it does not align with:
    • Market data
    • Campaign effectiveness
    • Commercial outcomes
  • Provide clear, data-backed recommendations
  1. Marketing Systems & Reporting
  • Design and implement a project tracking and reporting system
  • Track:
    • Campaign timelines
    • Budgets vs actuals
    • Lead pipeline and conversion metrics
  • Report regularly on:
    • Performance against occupancy targets
    • Campaign ROI
    • Risks and corrective actions
  1. Tenant Retention & Portfolio Marketing
  • Develop and execute monthly tenant retention strategies
  • Ensure initiatives are:
    • Measurable
    • Relevant to each asset
    • Within budget constraints
  • Provide ongoing marketing support on stabilised assets
  1. Team Leadership
  • Manage and develop the Marketing Assistant
  • Ensure:
    • High-quality execution
    • Accountability on deliverables
    • Continuous upskilling and performance improvement
  1. Compliance & Industry Management (PPRA)
  • Oversee PPRA compliance and FFC management
  • Ensure:
    • All agents remain compliant and up to date
    • New agents are registered and supported
  • Coordinate and implement training programmes:
    • Support agents in achieving full qualification status

QUALIFICATIONS & EXPERIENCE

  • Degree in Marketing, Business, or related field
  • Minimum 5–7 years marketing experience, with at least:
    • 3+ years in a management / leadership role
  • Experience in:
    • Property, real estate, or multi-site environments (highly advantageous)
  • Proven track record of:
    • Executing project launches
    • Driving lead generation and conversion performance
    • Managing budgets and agencies
